On your Tax Bill you received a Tax Information Sheet that indicates the comparison of the tax bill for 2013 as compared to 2012 of the 'Average' property owner. These tables show the assumed Land Value and Improvement Value that were used in these years to get to the municipal and other tax changes. Using the online calculator Property Tax Estimator
for your own residential property will show your tax increases on both a $basis and a %age basis. The average property municipal tax increase is 4.4%. This is based on the tax levy and an average property assessment decrease of 3.5%. If your assessment decreased more than the average decrease of 3.5% your tax %age increase will be less while if your property assessment was less than the average decrease of 3.5% than your %age increase will be more.
On your actual tax bill the municipal tax portion will be broken down into 3 different parts: General City Taxes, Capital Municipal Taxes and the Fire Protection Tax and a total is given as NET municipal taxes.
