Four previously approved housing projects with a total of 633 suites remain in limbo because of the uncertain economy, Kelowna city council will hear on Monday. Once council grants a rezoning or issues a development permit, there are usually timeframes in which construction has to begin.
Staff recommend the time frame be extended for all four projects.
– A development consisting of two highrises, 20- and 24-storeys, at the northwest corner of Doyle Avenue and St. Paul Street. The towers would have five street-level commercial premises, a four-level interior parkade and a total of 280 suites.
– A four-storey, 123-suite housing complex at the southwest corner of Kane Road and Valley Road in Glenmore.
– A 27-storey tower with 205 suites in the 400 block of Bernard Avenue, known as 24 Kelowna. It‘s a project of Aquilini Developments, run by the family that owns the Vancouver Canucks.
– A 25-suite, upscale project at the northwest corner of Lakeshore and Barnaby Roads, approved by council in early 2007. “The applicant (developer Grant Gaucher) feels as though the market is recovering and anticipates commencement of construction within 2010,” planner Danielle Noble writes in a report to council.
