The calculator at the link above will allow you to put in your 2012 assessment and 2013 assessment and will show you your $increase (decrease) and your %age increase (decrease) for the MUNICIPAL (City of Vernon) portion of your property tax bill.
Note that the average residential property was valued at $333,676 in 2012 and decreased to $322,100 on the 2013 assessment. (A 3.47% decrease.) The average 2013 house will see a tax increase of $41.44 which is a 4.41% increase.
- If your assessment changed by the same percentage as the average house then you will see the same 4.41% increase. ($increase will be different)
- If your house decreased in assessment by a lesser percentage then the average property (-3.47%) then your %age tax increase will be higher.
- If your house decreased in assessment by a greater percentage then the average property (-3.47%) then your %age tax increase will be lower.
