At Mondays Council Meeting the first three readings of the 2013 Vernon Tax Rates bylaw will be voted on. Adoption will be at following meeting in Early May so tax statements can be sent out shortly thereafter. Based on the rates in this un-adopted schedule I have produced my annual Tax rate Calculators for your amusement. The only rate not yet established is the School Rate where I have used an assumed increase of 2% and will adjust it when the correct rate comes out.You can find the Vernon Rates at page 259 of Monday's Agenda Package
All you will need to do is put your land and improvements from 2012 in the yellow slots on left side of calculator and then your land and improvements for 2013 in the right hand boxes. The calculator will do the rest.
Enjoy yourselves. The City will have a calculator put on their website but that will not happen for at least 3 weeks.

Note that the average residential property was valued at $333,676 in 2012 and decreased to $322,100 on the 2013 assessment. (A 3.47% decrease.) The average 2013 house will see a tax increase of $41.44 which is a 4.41% increase.
- If your assessment changed by the same percentage as the average house then you will see the same 4.41% increase. ($increase will be different)
- If your house decreased in assessment by a lesser percentage then the average property (-3.47%) then your %age tax increase will be higher.
- If your house decreased in assessment by a greater percentage then the average property (-3.47%) then your %age tax increase will be lower.
The other big percentage increase (over 16%) is for Hospital taxes. My Library taxes are increasing by 5.91% while the taxes I pay for the RDNO services (Multi-plex, Parks, OKBWB, STR, etc) are increasing by 1.76%.
